  • The annual service charge payable to the block managing agent is the responsibility of the property owner. If you wish for us to arrange this payment on your behalf, please contact us by email. We will need the invoice of the charges and also a contact name and phone number of the designated agent in the management agency. We can arrange for full payment or on a monthly basis if permitted. There is an administrative charge of 6% of the total amount payable.
    • It is advisable for landlords to take out contents insurance on the property. This insures against loss or damage of your own possessions in the event of theft/ damage or fire.
    • It is advisable for landlords to take out Public Liability insurance. This offers protection in the case that something happens to the tenants while in your property. It is a requirement of the tenant to indemnify you against any claims. However, this may not always be done. Independent legal advice should be sought
    • All non-resident landlords are liable for withholding tax. We do not act as a collection agent and so do not deduct tax on your behalf. Independent advice from a tax advisor is advised.
    • For all domestic landlords, it is the responsibility of each individual to file their own tax returns and at no time is anyone employed by or connected to Burrows Estates liable for any unpaid tax returns or associated charges or penalties or for filing of same. Independent tax advice should be sought.
    • In line with current changes with fire regulations, every rented property must be equipped with a minimum of two smoke alarms and one fire blanket or fire extinguisher. If these items are not in place, we will arrange for the supply and fit and the cost will be deducted from the rental income.
